Before our inspector arrives at the home, he has visually inspected the neighborhood.
This allows him to put the home into perspective with the neighbors, in order to get a fair comparison!
After the introductions and acknowledging your concerns, we then proceed to check the exterior of the home.
Exterior :
- Brickwork, Siding, Paint,
- Windows, Exterior doors, Porches, Decks,
- Driveway(s), Walkway(s),
- Patio, Grading (slope of ground),
- Retaining walls, and Garages
- Termites,
- UFFI(Urea Formaldehyde Foam Insulation)
Outside Roofing:
- Roof membrane, Flashing,
- Chimney, Skylights, Eavestroughs.
Our inspectors will then walk with you around the exterior detailing the status of the building, and will answer your questions and concerns. Once you are satisfied with the exterior inspection, we will move inside.
Interior inspection includes:
- Roof Structure, Walls,
- Floors,
- Foundation walls,
- Basement floor.
- Attic Area, Attic Insulation,
- Ceiling/ Wall/ Floor finishes,
- Fireplaces,
- All Permanent Cabinets,
- Stairs,
- Basement Wetness,
- Smoke Detectors,
- Central Vacuum,
- Interior doors.
- Termites,
- UFFI (Urea Formaldehyde Foam Insulation)
Plumbing Includes.
- Kitchen,
- Bathroom, Tiles, Shower, Plumbing Fixtures,
- Sewage Piping,
- Drainage Piping,
- Hot Water Tank, Water Piping, Main Water Service, Water pressure.
Electrical Includes:
- Light fixtures, Switches, Receptacles,
- Distribution Wiring, Electrical Boxes,
- Main Panels.
Heating/Cooling Includes:
- Furnace, Boiler, Duct System, Humidifier, Radiators, Exhaust Flue, Thermostat, Baseboard heaters,
- Central Air Conditioning,
- Central Heat Pump, Air cleaner, Safety switch.
Once we have completed the Interior inspection, we will proceed to walk you through the interior, answering all of your questions!
At the end of our inspection, after all of your questions have been answered, you will receive our written inspection report, detailing the home, and a summary and comparison which puts the home into perspective with similar homes.

- the average component life spans,
- typical repair costs,
- moving schedules,
- maintenance schedules,
- an environmental supplement,
- and a filing system to keep track of your costs.
